Median national asking rents sit at $705 per week, up 5.9% in a year. Every capital city has vacancy below 2%. And private investors face mortgage rates of around 6.4% against gross yields of just 3.7%. The result? Fewer small landlords entering the market, more renters competing for the same stock.
